The WVMVCD TI – Phase II project was initially envisioned by the Owner to be a “simple” office expansion within the second floor their existing warehouse facility. The Owner worked with their Architect to develop the scope of work to include: 1) 7,500 s.f. of new conference area, training room, four laboratory units, restrooms and large open office plan and; 2) approximate 2,500 s.f. of existing facility renovation: conversion of conference area to three offices, new ornamental staircase, elevator core, and reconfiguration of the entry lobby. As the project was under construction, the Owner determined to renovate the entire existing HVAC system (replacing all existing ductwork, equipment, and conversion to new EMS system) via change order. In addition, while under construction, deficiencies in the original building construction were discovered causing further delay and required remediation. The project, originally scheduled as a 4 month construction duration, required 6.5 months to complete.
